GREEN FOREST OF COCO BEACH CONDOMINIUM CODE OF CONDUCT

All homeowners, renters, guests, employees, contractors or any other person on the grounds of the Condominium are subject to this Code of Conduct.  The Code may be updated periodically based on changing conditions.

1. All persons must comply with all Costa Rican laws (including drug laws) while on Vista Perfecta property.

2. No person may litter the common areas with trash or cigarette butts.

3. The lawns, parking areas and walkways shall not be used for storage or be obstructed in any way.

4. Trash shall not be accumulated inside or outside of Homeowner units.

5. Trash must be sealed in plastic bags and placed in appropriate recycle bins.

6. Explosive, flammable, toxic or unsafe materials of any kind are not allowed in homeowner units.

7. Undue disturbances from noises, lights and vibrations are prohibited.  An owner or guest should be free from sounds, sights and smells when in his unit with the windows/doors closed.

8. No Homeowner will make or permit unreasonable noise or permit any activity which will interfere with the rights, comfort and convenience of other residents.

9. All persons must follow instructions from Security Guards and Tropical Felgate staff who are properly identified.

10 Exercise Equipment is not allowed on any balcony, porch or patio area.  Balconies, patios and porches will be kept clean and orderly.

11 Motorized Vehicles are not allowed in any common area with the exception of parking lots.   The HOA Administrative Board may make exceptions for electric wheel chairs, certain electrical carts and maintenance vehicles.

12 Vehicles with combustible engines may not be stored in a unit, patio or balcony.

13 Long Term storage (more than seven days) of a bicycle should be in a Homeowner’s unit and not the balcony, porch or patio.

14 Fireworks of any kind are not allowed for any reason.

15 Play is permitted in designated common areas provided that such play is not destructive to property or interferes with the privacy rights of others.  Playing is not permitted in the parking lots for any reason.

16 Signs, notices, advertisements or any alteration of exterior surfaces shall not be placed, inscribed, or exposed on any window, door or other exterior parts of a unit or common area. 

17 Defacing, removing or destroying any element of the common area is prohibited.

18 No activity will be conducted within a Homeowner Unit which would be an annoyance to other owners.

19 One dog less than forty pounds, a cat or a caged bird is allowed in a Homeowner’s unit with the Homeowner’s specific approval.  All dogs shall be kept leashed and under the control of the owner whenever they are outside of the unit and will not be allowed to interfere with the comfort or convenience of other residents.

20 Dog waste must be picked up and disposed of in a sealed plastic bag placed in a trash can immediately.  Indoor litter boxes must be used for cats.  Renters must have written permission from the Administrative Board to bring a pet into the complex.

21 No Vehicle on which current registration plates are not displayed may be kept in any common area parking lot.  Trailers, campers, tractors or boats are also not allowed in common area parking lots.

22 Only minor repair work shall be permitted for vehicles in emergencies provided that the area is cleaned up after the repairs.

23 Roller-skating, rollerblading, skateboarding and bicycling is not permitted in common areas.

24 Wild Animals such as monkeys, iguanas, lizards, raccoons, skunks and snakes are not to be fed, teased, chased or taken away from their native environment.  A Security Guard or Staff Member should be called if a wild animal has become a danger to an individual or group.

 

Swimming Pool Rules

 

1. Pool noise must be kept to a minimum.

2. Children under 12 years of age must be accompanied and supervised by a parent or competent person of at least 18 years of age.

3. Any person who is unable to care for himself, is intoxicated, has evidence of a contagious disease or who has open sores/wounds is prohibited from using any pool.

4. There must be no running, jumping, scuffling or rough play in the pool area.

5. Facemasks and goggles must have non-breakable lenses.

6. No nudity is allowed in the pools or common areas.

7. No sex is allowed in the pools or common areas.

8. Pool users but wear appropriate swim attire.

9. Glass of any type is not allowed in the pool area.

10 No animals of any type or allowed in the pool or are allowed to drink from the pool water.

11 Mistreatment or abuse of common area property will not be permitted.

12 Persons should use the designated showers before entering the pool.

13 Persons using the showers should clean sand residue they may leave after shower use.

14 Pool chairs should not be taken from the pool area.

15 There will be no swimming after 10PM.  Those who wish to use the pool early in the morning should use care not to disturb those who may still be sleeping.

16 The pools may not be used during maintenance periods.

17 Personal items may not be left unattended at the pool areas.

18 Private Pool Parties must be authorized in advance by the Administrative Board.

19 There is to be no food or smoking in the pools.   Cigarette smoking at the pool area is authorized only if it does not disturb others and that cigarette butts are properly disposed of.

20 Children and babies without proper sanitary clothing are not allowed in the pools.

21 Pool games are only allowed to the extent that the game does not interfere with other guests.

Doing a great job. Keep it up.

One suggestion. Put a small public ashtray, and a small waste basket beside it in the common area might help some, and only buy plastic lounge chairs for the pool area may help.
