  • Exterior Paint and eves (underseilings) full replacement - Pintura y vísperas exteriores (techos bajos) reemplazo completo

    Dear Green Forest owners,
    further to our communication about the improvements of our community.
    We received a quotation for the following works to be done:-
    1. to paint all the condominiums outside;
    2. paint the railings of the balconies:
    3. remove the eaves of Gyupsom and put pvc splint
    Cost of labor and materials is 3,500 dollars per building of 6 studio units, so it comes to US$583.33 per studio unit.

    Please advise, if you are in agreement for this job to be done commencing second week of November 2019 and to be finished by the mid of December, before high season starts.

    Pool Rules

     

    1. The noise in the pool must be kept at a normal minimum.

     

    2. Children aged under 12 must be accompanied and must be supervised by an Adult.

     

    3. Any person who cannot take care of themselves, who is intoxicated, has evidence of a communicable     disease or having open sores / wounds may not use the pool.

     

    4. Do not run, jump, fight or make any contact play in the pool area.

     

    5. Masks and goggles must be made of tempered glass or plastic lenses that will not break and fall into the pool.

     

    6. No nudity or sexual activity allowed in the pool or common areas.

     

    8. Pool users must wear appropriate bathing suit for swimming.

     

    9. No glass or ceramic or food in the pool area. If you bring food please use the Rancho.

     

    10. No animals of any kind are allowed in the pool or pool area.

     

    12. People should use the designated showers before entering the pool. Persons using the showers should clean sand residue and suntan lotion from there body as not to foul the pool water.

     

    13. The pool chairs should not be removed from the pool area. The hoarding of pool chairs is not allowed. You may not put your towel or personal items on a pool chair and claim it for the day. Please be courteous and share with others.

     

    14. The pool should not be used during maintenance periods (chlorine or chemicals).

     

    15. Personal items cannot be left unattended in the pool areas.

     

    16. Smoking is not allowed in the common areas.

     

    17. Children and babies must have the proper swimming attire in any of the pools.

     

    18. Pool games are only allowed as long as it does not affect or disturb other guests

    15. Los artículos personales no se pueden dejar sin vigilancia en las zonas de la piscina.

     

    16. No está permitido fumar en las zonas comunes.

     

    17. Los niños y bebés deben tener la ropa adecuada para nadar en cualquiera de las piscinas.

     

    18. Juegos de la piscina sólo se les permite siempre que no afecta ni molestar a otros clientes.

    RULES AND REGULATIONS 2015 - 2017

    A. COMPLAINTS, REQUESTS, & INQUIRIES

    1. All requests, inquiries and complaints related to The Green Forest of Coco Beach studios Condominium, shall be made in writing to the Management Company TORPICAL FELGATE at Las Palmas Urbanization, Playas del Coco, Guanacaste, Costa Rica.

    2. Names of the complainant will be held in strict confidence.

    RESIDENTS HAVE THE RESPONSIBILITY TO ABIDE BY THE RULES AND TO REPORT VIOLATIONS TO THE BOARD. THE BOARD HAS THE AUTHORITY TO REQUIRE CORRECTIVE ACTION BY THE VIOLATOR OR BY LICENSED CONTRACTORS. CHARGES AND/OR FINES WILL BE ASSESSED AGAINST THE VIOLATOR.

    B. GENERAL

    Please note that as per Costa Rica Smoking Ban, no smoking is allowed on the common grounds of the community. This legislation has banned smoking in buses, taxis, trains and their terminals, work places, public buildings, restaurants, bars, casinos, and all enclosed public-access buildings, granting no exceptions (no separate “smoking areas” are permitted). It also bans smoking in outdoor recreational or educational areas such as parks, stadiums and university campuses.

    1. Unit owners are responsible for tenants and guests to comply with the Association's Declaration, By-Laws and these Rules and Regulations. They must send lease documents for their tenants to Management Company.

    2. Unit owners, residents or any of their agents, employees, licensees or visitors SHALL NOT at any time, bring into or keep in their units, any FLAMMABLE, COMBUSTIBLE or EXPLOSIVE fluids, materials, chemicals or substances, except for household use and in household quantities. No Gas Grills

    3. Kerosene heaters shall not be permitted for use within the Green Forest of Coco Beach studios Condominium.

    4. Toilets and other drains in the buildings shall be used only for the purposes for which they were designed. Any damage to the common plumbing resulting from misuse of plumbing and/or drains in a unit, shall be repaired by the Association and paid for by the owner of the unit.

    5. All association fees are due on the 1st of each month. If fees are not received in Management Office by the 15th of the month, a $20.00 late charge will be assessed.

    6. ABSOLUTELY no peddlers or solicitors of any kind are allowed in the Community. Report any solicitors to the management personnel immediately.

    7. Power tools shall not be used between 9:00 p.m. and 8:00 a.m.

    8. For Sale and For Rent signs are prohibited unless they are put up by the management company in approved format. A maximum of three (3) "Open House" signs are allowed to be posted within the development, but must be put up and taken down on the day of the open house.

    9. Portable and/or permanent sports/recreational fixtures and/or facilities are prohibited within Green Forest of Coco Beach studios Condominium. These include but are not limited to basketball backboards, street hockey nets, volleyball nets, etc. Organized sports/recreational activities (including but not limited to pick-up football, basketball or baseball/softball games) are likewise prohibited within the Green Forest of Coco Beach studios Condominium.

    Condo Owners Unit Insurance.

    10. Each unit owner is responsible for purchasing and maintaining standard condominium homeowner's insurance coverage. Such coverage shall be sufficient to adequately cover all contents and upgrades, as well as general liability.

    C. BUILDING ACCESS, PARKING AND DRIVEWAYS

    Parking areas and spaces are designed to provide both convenience and aesthetics for residents. As in most situations of possible contention, the use of common sense and consideration for your neighbours can enhance community rapport and avoid resentment.

    1. Walkways, entrances, passages and courts surrounding the building shall not be obstructed.

    2. Parking is allowed in designated parking spaces only, with these spaces limited to the parking of one vehicle each. Parking in any designated "No Parking" area is prohibited. Any vehicle found parked in a designated "No Parking" area will be tagged. The first occurrence will constitute a warning. Any vehicle tagged twice will be towed. All towing charges will be charged to the unit owner.

    3. Parking of commercial vehicles, defined as a vehicle with commercial license plates and/or with any lettering on its body, is strictly prohibited. Parking of boats, campers, and trailers is likewise prohibited.

    4. All vehicles must have current license plates, a current registration card, and a valid inspection sticker to be legally parked on the premises.
    No person shall park or leave unattended a vehicle on private property without the consent of the owner or other person in control or possession of the property or for a period in excess of that for which consent was given, except in the case of emergency or disablement of the vehicle in which case the owner or operator thereof shall arrange for the expeditious removal of the vehicle.

    The owner or other person in control or possession of the property on which a vehicle is parked or left unattended in violation of this section may remove or hire another person to remove and store the vehicle. It shall be the obligation of the owner of the vehicle to pay the reasonable costs for the removal and for any storage which may result from such removal before he shall be entitled to recover the possession of the vehicle.

    Motorbikes.

    5. Motorcycles must park against the curb line, so as not to take up a parking space, but allows a car to also fit into the same parking space. Motorcycles, motor bikes, mini bikes, mopeds or any other terrain vehicles, shall not be parked or stored on patios.

    None of these shall be driven anywhere on Green Forest of Coco Beach studios Condominium by unlicensed persons. Neither shall these vehicles be ridden anywhere on the grassy areas.

    6. There shall be no repair or maintenance of any vehicles anywhere on the common grounds with the exception of head lamps, flat tires, jump starting, and fluid replenishing.

    7. Motorcycles require a metal plate under kickstands when parked on Association parking lots.

    Vehicles per Condo Unit

    8. The number of vehicles authorized to be parked on a daily basis on the common property per unit shall be equal to a maximum of one (1) vehicle per unit.

    D. PATIO-BALCONY USE

    Patios and balconies are limited common areas intended for the use and enjoyment of residents. They allow each resident to enjoy the outdoors in close proximity to home. However, they are visible to your neighbours and potential owners.

    1. Patios and balconies shall not be used for storage of trash cans, toys, bicycles, spare tires, boxes, etc. Patio furniture must be restricted to the patio or deck, and shall not be placed on the grass.

    2. Clothes, bedding, laundry or the like shall not be hung, aired or dried from windows or on patios and balconies. Outdoor clothes lines shall not be used at any time.

    3. Due to the fact that eaves of the buildings are made of the flammable materials, strictly no BBQ grills use under the eaves.

    E. TRASH DISPOSAL

    To maintain our common areas in a pleasing and sanitary condition, and to avoid extra trash removal expense which could result in higher monthly fees, it is important that all residents properly dispose of waste material in the dumpsters provided.

    1. Trash shall be in tied plastic bags.

    2. Trash bags shall be placed inside the dumpsters.

    3. Trash shall not be burned anywhere on the common grounds.

    4. Receptacles such as metal or plastic trashcans, or bags, shall NOT be permitted to stand along the outside wall of any building.

    F. APPEARANCE/ALTERATION OF BUILDINGS AND GROUNDS

    It is important to safeguard the structural integrity of the buildings for our safety and security. To provide aesthetic appeal of the condominium buildings, which will help to protect and enhance their value and our investment, it is essential that their visual appearance be pleasant, standard and consistent with the architectural design. Please keep this in mind when choosing decorative items which will be visible from the outside of the building.

    1. Neither the exterior of the buildings nor any of the grounds shall be altered in any way without written approval from the Board.

    2. All windows and patio/balcony doors in units shall have proper window coverings (blinds, drapes, shades or curtains) within 30 days of settlement. Exceptions to the timing requirement may be made in the case of a delay in delivery, or custom drape orders requiring a longer manufacturing period. Exceptions are valid only by approval in writing from the Board of Trustees granted upon presentation of proof of order/delay from the resident's vendor.

    3. Christmas holiday decorations, including lights, and other exterior displays shall be put up no earlier than December 1st and taken down no later than January 15th.

    4. Any plastic used to cover windows and patio/balcony doors for energy conservation shall be affixed inside the unit, not on the outside, and must be invisible from the outside.

    5. All landscaping plans other than the Administrator's blanket approval of planting flowers and mulching must be approved in writing by the Administrator. No flowers exceeding 12 inches in height or bushes of any type, including rose bushes, will be allowed.

    6. The approved storm door style is the only one to be used. Information can be obtained by contacting the Management.

    7. No sign of any nature shall be maintained in the interior of any building or dwelling unit which is visible from the exterior of any such building or dwelling unit.

    8. No window air conditioners are permitted.

    9. Entrance ways, patios and balconies shall be kept clean.

    10. Interior window areas may not be cluttered with personal items that are visible from the exterior, thereby creating an unsightly appearance.

    11. The approved replacement window and sliding glass door style is the only one to be used. Information can be obtained by contacting the Management Office at Green Forest of Coco Beach Unit No 13, Las Palmas, Playas del Coco, Guanacaste, Costa Rica.

    Satellite Dish Receivers.

    12. Over-the-Air-Reception-Devices (OTARDS), such as satellite dishes may not be installed on a unit owner's deck or patio. Installation of such devices on common property (for example, roofs, sides of buildings and the common area around the buildings) is not permitted.

    13. No structural alteration to the interior of any unit may be made without the advance written approval of the Administrator. Such alterations include, but shall not be limited to, the moving of walls and installation of new flooring.

    G.  PETS

    For those of you fortunate enough to have a pet as a companion please have some consideration for your neighbours. Dogs and cats just put outside and allowed to roam freely do not endear one's fellow residents. It's not very much fun to have to clean one's shoes after walking in the wrong place, or to experience temporary heart failure behind the wheel of a car when a small animal suddenly appears directly in front of one's bumper. Please help your pet to be a welcome member of the community. Owners only allowed to have 2 pets per household. Tenants are not allowed to have any pets unless it is a service dog for blind people.

    1. Dogs, cats, caged birds and tropical fish may be kept as domestic pets by the owners only, provided they are not kept for commercial purposes or for breeding. A maximum of two domestic pets is allowed per unit. Any other animals, such as livestock or poultry of any kind, regardless of number, shall not be maintained, kept, bred, boarded and/or raised within any unit or on any common grounds.

    2. Pets shall not roam freely on the grounds, but must be carried or leashed and accompanied by their owners, or a designated responsible person within the Condominium common areas.

    3. Pets are not permitted to soil on the common areas maintained by the landscaper. Pet owners are responsible for the immediate removal and disposal of any deposits from pets on any of the common areas.

    4. Pets shall not at any time be left unattended nor be tied or chained in front of, or on the patio, balcony, behind a unit, or anywhere else on the common grounds.

    5. Pets shall be registered and inoculated as required by law.

    6. All pets shall be registered with The Management Company.

    7. Pet owners are responsible for preventing any disturbing noises by their pets or any other interference with the rights, comforts and conveniences of other residents.

    H. RULES AND REGULATIONS ENFORCEMENT PROCEDURE

    1. Any violation of a Rule or Regulation should be brought to the attention of the Condominium Property Manager. This may be by telephone and confirmed in writing, by any resident.

    2. A certified letter will be written to the violating resident (and the unit owner, if a tenant resides in the unit) directing that the violation ceases. A resident (or investor/owner) who receives a certified letter, but does not agree that a violation exists, must call the Property Manager within 3 days to discuss the situation. A lack of response will be assumed to be an admission of the violation.

    3. Violations which have not been corrected will be reviewed immediately by the Board of Trustees for further action.

    4. If the violation does not cease, a $25.00 fine will be imposed on the unit owner. The fine will be doubled each month until the violation ceases.

    5. A unit owner in violation of the Rules is responsible not only for payment of a fine, but also for returning the property to its original status. Violations not promptly corrected will be corrected by the Association and the cost will be billed to the unit owner.

    6. Fines will be added to your monthly association fees and non-payment will result in a lien against the unit.

    7. A unit owner may appear at any regular Board of Trustees Meeting to discuss either a violation or fine. Management must be notified by owner 3 days prior to meeting.

    8. In the event that an unauthorized vehicle parked at Green Forest of Coco Beach studios Condominium is not removed after reasonable efforts to contact the owner have been made, then The Administrator is empowered to have the vehicle towed.

  • Green Forest of Coco Beach Studios New Budget 2016 - 2017

    Dear Green Forest of Coco Beach studios owners,

    It has been 10 years since our complex was built and we have achieved a lot!!!

    Our community has become the most desirable studio community in Las Palmas and probably in Playas del Coco for new buyers and our
    re-occurring rental clients.

    Last year we have completely redesigned landscaping, removed old plants and shrubs and replaced them with the new plants which are
    more drought resistant and in most cases are natural mosquito repellents.

    New plants alone, if bought from the 3rd party would have probably cost us well over US$5,000, but we did not charge you for that as our
    gardeners and maintenance crew run a small but very efficient nursery where we grow the seedlings before planting them in the ground.

    Most importantly, we have kept our condo fees at the level of US$75.00 per month for the last 10 years and we hope that you did appreciate that.

    Other management companies have increased condo fee to $90 quite a while ago.

    You have seen how much things changed in those 10 years and how expensive life became even in Costa Rica and, regrettably, to keep up
    with the growing expenses and anticipated major repairs in Green Forest, we have to raise our Condo Fees to US$90.00 per property per month.

    Please see a proposed budget below. Please note that though proposed budget increased roughly by 20%, but this time it includes monthly
    contributions of $6.20 per unit towards Property Tax and we are building up a contingency fund with the purpose to have over $8,000 by the
    end of August 2017 in the reserve fund.

    10 years is a long time to go without any major repair works and it’s about time to start thinking about swimming pool major repairs which would
    cost us about $4,000-4,5000.

    We would need full all buildings patching and repainting and roof tiles fixing by the end of the next year.

    We have a quote of $225 per unit for buildings repairs and $85 per unit for roof repairs which makes about $9,300 in expenses.

    Instead of making a special assessment of about $310 per unit for buildings and roof repairs and about $150 per unit for pool
    repairs, we decided to increase the condo fees and gradually build up some funds for the above expenses.

    We would also need some funds to buy new pool chairs and to add some lights on the grounds. We would also suggest to order
    and install the gates at all 3 entrances with the sign “Private Property – No Trespassing” as the foot and bike traffic going through
    community is quite substantial which creates some security issues.

    Due to the fact that we have a very established and tight community with most of the owners being with us from the start, we do not really have a
    problem collecting the dues as most of the other management companies do. Just one or two of the new owners are often 1-2 months behind on their
    payments. We won’t even “name and shame them”, I think they will catch up in the next few days.

    Estimados propietarios de Green Forest,

    Han pasado 10 años desde que nuestro complejo fue construido y hemos logrado mucho !!!
    Nuestra comunidad se ha convertido en la comunidad tipo estudio más deseable en Las Palmas y, probablemente  en Playas del Coco para los nuevos
    compradores y para que nuestros clientes vuelvan cada año a  alquilar.
    El año pasado y este hemos rediseñado por completo el jardín , eliminamos las viejas plantas y arbustos y se reemplazó con  nuevas plantas que son más
    resistentes a la sequía y en la mayoría de los casos son repelentes de mosquitos naturales.
    Las nuevas plantas por sí solas, si se compran solo  la tercera parte habrían probablemente costado más de US $ 5.000, pero no se les ha cobrado por  que nuestros
    jardineros y personal de mantenimiento han ejecutado un pequeño pero muy eficiente vivero donde crecen las plántulas antes de plantarlos en el terreno.
    Lo más importante, hemos mantenido nuestras cuotas de condominio en el nivel de US $ 75.00 por mes durante los últimos 10 años y esperamos que eso lo sepan apreciar.
    Otras empresas de gestión han aumentado la cuota de condominio a $ 90 hace ya bastante tiempo.
    Usted ha visto cómo cambiado mucho las cosas en esos 10 años y lo caro que la vida se convertido incluso en Costa Rica y, lamentablemente, para mantenerse al día con
    os gastos de cultivo y anticipar reparaciones mayores en Green Forest, tenemos que elevar nuestras cuotas de condominio a US $ 90.00 por unidad por mes.
    Por favor, vea a continuación una propuesta de presupuesto. Tenga en cuenta que el presupuesto aunque propuesto aumentó aproximadamente en un 20%, pero esta vez
    incluye contribuciones mensuales de $ 6.20 por unidad hacia Impuesto a la Propiedad y estamos construyendo un fondo de contingencia con el fin de tener más de $ 8,000
    a finales del mes de agosto de 2017 de fondo de reserva.
    10 años es mucho tiempo para estar sin ningún tipo de trabajos de reparación importantes y es hora de empezar a pensar en reparaciones importantes en la piscina que

    Necesitaríamos  reparar algunos parches en los edificios  y repintar ,la  fijación de las tejas para el final del próximo año.
    Tenemos un presupuesto de $ 225 por unidad para  reparaciones de los edificios  y $ 85 por unidad para reparaciones de techos que serían  alrededor de $ 9,300 en gastos.
    En lugar de hacer una recaudación especial de alrededor de $ 310 por unidad para edificios y reparaciones del techo y alrededor de $ 150 por unidad para la reparación de
    la piscina, decidimos aumentar las cuotas de condominio y poco a poco recaudar  algunos fondos para los gastos anteriores.

    También necesitaríamos algunos fondos para comprar nuevas sillas de la piscina y añadir algunas luces en el terreno. También le sugerimos ordenar e instalar los portones en
    las 3 entradas con la señal de  "Propiedad privada - Prohibido el paso", porque  el tráfico de peatones y ciclistas que va a través de la comunidad es muy importante y  crea
    algunos problemas de seguridad.

  • Introducing New "Concierge Service"!

    By now, most you, already know that we are pretty good at what we are doing and if, up to now, we were doing property and rental management along with sales of the properties.
    Not everyone wants their property to be rented, but still want it to be looked after when the owners are not there.
    We have structured a range of additional services that are available either on request or in our Concierge Package deal.

    We provide property maintenance services in the following areas: Playas del Coco and Ocotal.

  • Five Years and Counting...


    It's hard to believe, but it has been five years since we started doing property management in Green Forest of Coco Beach community.

    Last three years were very challenging due the general economic situation, there has been considerably less tourists in Coco and in our community and average occupancy went down from 60-64% in the year 2008-2009 to just 30-35% in the year 2009-2010. We expect it be a little better this year though.

    Our community became a true "Green Forest" in the last few years with the lush vegetation, lots of new plants and shrubs. Just in the last year we planted over 200 new plants in Green Forest at no extra charge to you.

    Last fall we painted the outside walls of the buildings and repaired the ceilings only at cost of materials.

    This year, we repaired the cracks around the swimming pool and removed some of the roots of the Guanacaste tree at the South end of the pool which were causing the cracks. We also cut the branches of the trees overhanging the clay roofs and causing damage to the clay roof tiles.

    We can proudly say now, that Green Forest of Coco Beach studio community is one of the nicest studio communities in town and we ran it at the lowest cost in town keeping condo fees at US$70.00 per month for the last two years.

    None of the communities in town has such a low condo fee!

    Unfortunately, we are about to change it...

    Due to the fact that inflation in the country has been on the level 6-7% in the last two years and by the law the minimum salaries were increased twice about 3% last year and abt 3.5% this year, so we can not fit into  our budget any more with the condo fees $70.00 per moth and have to increase it about 7%.

    Please take a note that we shall start charging a condo fee of US$75.00 per unit per month as of September 1, 2011. This amount will be fixed for at least 1 calendar year, though we do expect another minimum salaries increase by the end of 2011.

    Here is the budget for the year 2011-2012:-
    1. Security Patrol every hour + 2 security cameras monitoring: US$550.00 per month;
    2. Professional Pool Treatment 4 times per month: $60.00 per month;
    3. Half Time gardener - US$200.00 per month;
    4. Half Time Handy Man - US$300.00 per month;
    5. Half Time administrator - US$360.00 per month;
    6. Half Time accountant - US$150.00 per month;
    7. Chemicals for the garden and cleaning materials: US$70.00 per month
    Total Operational Cost: US$1,690.00
    Property Management Company admin fee 25%
    Total cost US$2,253.00 or US$75.00 per studio unit per month.

    Dear Vacation Rental Property Owners,
    Despite our numeral appeals to you to pay your dues on time, we still have to "chase" quite a few of the owners every month and on average the management company has to pay US$2,000-3,000 every month for those people who do not keep their balance with us in credit. This means that we have to give a credit for up to 3 months to the owners who neglect paying on time.

    You should realize that the money we collect from you go towards paying tyour bills and salaries to the maintenance staff.
    We have kept condo fee charges in the communities where we do Property management at the lowest level among all management companies. We do not charge for "Bill Payment" service and expect your understanding and co-operation on this issue.

    You should also realize that all utilities providing companies - Coopeguanacaste / AYA / Amnet - terminate their service and/or remove electric / water meters on the property practicaly the next day when the payment is due and not paid.

    To reconnection of the service cost time and money. For example you would have to spend a couple of hours in the Coopeguanacaste or AyA office to apply for reconnection and pay over $60 dollars to the suppliers.

    If we did not pay the bills for your unit for the reason that you do not have funds on your account, you would have to do the above.

    Most of the owners, who have their units in our rental management, don't have to worry, as their units have a positive balance at all times, but please remember that you have to have at least US$150 positive balance when you are requesting your rental income to be paid to you.

    Those properties owners, where we just pay the bills as a favor without any charge for this service, would have to keep a positive balance of at least US$150.00 on your account with us at all times.

    We shall not be able to pay your bills, if your balance does not cover the amount to be paid.

    In those cases where electric / water meters were removed by the utilities supplier for non-payment, we will not be able to apply for re-installation of the meters unless we have a valid limited Power of Attorney to do so on your behalf (utilities companies requirements). If we do so, in addition to the utilities suppliers charges, we reserve the right to charge you administration fee from US$50 to US$100 for each case, depending on actual time and efforts spent.

  • Comments of the owners about buying new chairs...

    1- GF5 Quote - Probably, better  to buy chairs made in C-R and change them every 1,5 years.. As I remember, the old stuff looked very ugly and not only fabric.... And, it seems to me,  these days are the time  to minimize owner's expenses. - GF5 Owner, Natalia - Unquote.

  • We need to buy new lounge chairs for Green Forest!

    Hi guys,
    It has been three and a half years since we bought the lounge chairs for the pool area and we have been trying to maintain them carefully. In the last year, we have been trying to patch them and repair, but by now they are completely ruined.

    The frame is still fine, but the fabric is gone. We have tryed to find the fabric alone, so that we could repair it, but it appears that this kind of durable chairs are not produced in Costa Rica and therefore no replacement fabric is available.

    To make it short, we need to buy at least six new chairs as we have received a lot of complaints about it from the owners and tenants recently.

    There's a few options to consider.

    1. We can buy the same chairs and know that at least for 3 years we are fine. The cost is US$230 per piece or US$1,380.00 in total or US$46.00 per studio unit;

    2. We can buy a very bad copy of the the above chairs made in Costa Rica at US$115.00 per piece or US$690.00 in total or US$23 per studio unit. I have looked at all options and from the look of it these chairs probably not going to last for more than a year;

    3. We can buy white plastic chairs which are about the same price US$115.00 per piece or US$23 per studio unit. These onece are OK, but after 8-9 months they tent to loose colour and get a really ugly - dirty look and you can not do anything about it.

    Please write to me which option you would prefer us to go with.

  • New Washing Machine for Green Forest

    Hi guys,

    As per our email a few weeks ago regarding buying a new washing machine for Green Forest of Coco Beach community:-

    After the last repair, the washing machine finally died beyond repairs and we had to buy a new one.

    We bought a semi-industrial Whirlpool machine for US$525.00, which make a charge of US$17.50 per unit. This charge will be reflected on your next statement.

    The original of the sales invoice is available in our Green Forest office and the copy could be found as an attachment with this message.
