Dear Vista Perfecta Owner,
Further to our email about a week ago regarding improvements of the Ranch/BBQ
area, we have received response from the owners of eight units voting for
improvements.
Owner of one unit wants the sink and table and chairs set to be installed,
but says that he does not need a BBQ.
Owners of units No 2 and 5 did not response as yet and would appreciate your
answer as soon as possible.
The owner of one unit does not want to pay for any improvements at all.
First of all, let me remind all of you that though each of the units has an
individual title, but common area belongs to every one and therefore all
decisions on improvements of the common area which incurs extra spending must be
taken by a 2/3 majority of the votes of the owners.
After a majority decision is reached, it becomes a rule for every owner in
our community.
I hope everyone realizes that any improvement made for the common area
increases the value of each individual unit. Now when the community is alive and
operating well, the more we do for the community, the more we get in value in
the future.
We did sent Vista Perfecta Condominium Rules to every owner last year when we
were taking over from the previous managers, but since then some of the units
were resold, so now the Rules are available on our blog for Vista Perfecta here:

If any of the owners would like to post a comment to any of the articles on
the blog or to start a new topic, they are welcome to do so at any time. Please
